Once the home loan is approved, you can then take formal transfer in the deeds office at the reduced purchase price.

2ND BONUS:
If you have a GEHS savings build up, then the registration of the Instalment Sale contract in the deeds office will also release the GEHS savings, which means that you will have a 2nd bonus and reduction of your purchase price.
